Moving Home

Our property lawyers are available at locations convenient to our clients’ places of work or homes so that we can provide that very personal “face to face” service that is so important when dealing with not simply a valuable asset but a persons home.

We appreciate that moving home is one of life’s most stressful events and we aim to remove that stress.

What do we do?

First and foremost we act as the “hub” at the middle of the wheel. Imagine each spoke is a different person or element involved in the house buying process. We draw them all together communicating with each in turn when required which makes the wheel roll forward to its destination.

The spokes are made up of the other party’s Solicitor, the estate agent, your mortgage broker, buildings insurance broker, surveyor and various other specialists such as the provider of the Home Information Pack and the Energy Performance Certificate.

The process breaks down into three elements.

The funding – we are recognised by all leading lenders to act for them at the same time as acting for you in providing a report to them upon the property so as to secure the mortgage or to liaise with them with regard to paying off the mortgage.

Checking the condition of the property – we can recommend to you appropriate surveyors and specialist contractors who deal with matters such as damp/timber infestation, “mundic”, mining features, Radon gas, water quality testing, soil sampling, serving of boilers etc.

Confirming “title” is the hidden work but in fact probably the most important and valuable to you as in effect we guarantee to you your ownership of the home. We ensure that you are fully aware of any restrictions upon the use of the property and that it has all necessary rights to enable you to use it as a home such as access and rights to receive utilities.

How long will it take?

An average time is between 6-10 weeks but it depends on a number of factors. For example how long it takes for the mortgage to be issued and the complexity of the transaction.

What is the cost?

Environmental permits are now required for all properties with a private drainage system

The Environmental Permitting Regulations 2010 came into force on 6th April 2010. The objective is to regulate the discharge of treated sewage and effluent by the issuing of permits. Most properties are connected to the main sewers, however for some properties this is not possible and there needs to be an alternative method for waste disposal.
