Prior to joining Coodes, Carys worked in the property department of another local law firm.
Carys is currently studying the LLM SQE 1 and 2 course on a part time basis. Having recently passed the SQE1, Carys is aiming to qualify as a solicitor later this year.
Carys now assists Lisa Robinson in the commercial property department with various matters including assents, sales and purchase of freehold and leasehold commercial property, unregistered property/land including first registrations and acquisition of land by gift.
Prior to joining Coodes, Carys worked in a busy residential department dealing with leasehold and freehold purchases and sales including assents, unregistered property/land including first registrations, Probate and Attorney Sales, Trust sales, Deeds of Variation in relation to Leases, Statements of Truth, Statutory Declarations and applies this knowledge and experience to her current role
Initially instructed as a sale by our client, where consequently it was revealed that our client’s late partner’s interest in the property was held on trust. We updated the Title and needed to communicate with the Solicitors acting in relation to the administration of the trust, who were ultimately receiving half of the sale proceeds to distribute in accordance with the deceased’s estate.
Sale of a freehold property involving a strip of unregistered land that did not form part of the adopted highway which covered the area below the shared driveway to access the property. We needed to arrange an indemnity policy and a Statement of Truth by our client for the sale to proceed to completion.
Purchase of a property whereby our client was using purchase monies provided by the children. One of the children lived abroad, and had funds being gifted for the purchase held with an international broker. The purchase proceeded to completion.
A straightforward sale by trustees of a freehold property. Working closely with the Dispute Resolution department who were advising the trustees in relation to a potentially contentious matter which arose due to a family member trying to claim against the estate.
The sale temporarily was on hold whilst this was dealt with. The sale proceeded to completion shortly after the claim to sale proceeds had been dropped, and the Private Client department dealt with the trust administration and distribution of sale proceeds. Co-ordination and timing in this matter was crucial.
Sale by Executors whereby it was revealed that there was a registered strip of land to the side of the property, which the deceased had applied for Possessory Title some 20 years ago. The deceased had built an extension on the strip of land, which formed part of the sale property. We successfully updated the Title for the additional strip of land and the sale proceeded to completion.
