Auction Property Conveyancing
Buying or selling through an auction with award-winning conveyancing solicitors
When you are buying or selling a home through an auction, you need conveyancing solicitors you can trust. You want to be sure your conveyancers have the specialist expertise to advise you, every step of the way.
The process of buying or selling a property through an auction is different. It is important to have conveyancers who understand exactly what you need. Our award-winning conveyancing team has a wealth of experience when it comes to handling sales or purchases through auction.
Buying a property at auction
Buying a property at auction differs from the traditional house buying and conveyancing process. Timescales are usually tight and it is worth bearing in mind that properties are often sold at auction for a reason. We recommend that clients considering a purchase at auction proceed with caution and ensure they are as well-informed as possible about the property they intend to buy. It is important to be aware that the moment the hammer falls the winning bidder will have entered into a binding contract to complete the purchase – usually within 28 days of the auction date.
Specialist advice from a local conveyancer
Due to the increased risk and tighter timescales involved with an auction transaction, it is imperative to instruct solicitors with expertise in auction properties. At Coodes we offer that specialist service for clients wishing to buy or sell in this way. With a network of offices across Cornwall and Devon we also have that important local knowledge to help everything go smoothly.
Selling a property at auction: solicitors you can trust
Our specialist team is here to support you through the whole process of selling a property at auction. Before the auction we can assist by preparing the legal pack. This includes drafting special conditions for the auction contract, evidencing your title to the property, ordering searches and dealing with pre-auction enquiries from prospective purchasers. If the property sells at auction we will also deal with the post-auction completion process on your behalf.
Supporting you to buy a property through an auction
Before the auction
We welcome instructions to review legal packs if we are instructed at least two weeks before the date of the auction. We can sometimes accept instructions to review legal packs one week prior to the auction date. Please speak to us and we can explain the process, including the need for us to add an expedition fee.
Our auction property conveyancing service includes a review of the legal pack and providing you with a report on the title, searches and any associated documents. We will also point out any defects which we consider will affect your purchase and, while it may not be possible to rectify these, we will make recommendations as to how best to protect yourself if this is the case.
After the auction
If you make a successful bid at auction, we can act on your behalf in the post-auction completion process and will also submit the Stamp Duty Land tax return and register the property in your name at Land Registry.
Auction specialist solicitors with local knowledge
Cornwall and Devon are unique places. We know because our conveyancing solicitors all live and work in communities across the region. We have offices in St Austell, Truro, Falmouth, Newquay, Launceston, Liskeard, Penzance and Holsworthy. That gives us a wealth of local knowledge and means we can provide a personal face-to-face service, in a location near to your work or home.
