Your Help to Buy solicitors in Cornwall and Devon
When you are buying a home, you need conveyancing solicitors you can trust. And if you are using a Government Help to Buy scheme to buy your new home, you want to be sure your conveyancers have the specialist expertise to advise you, every step of the way.
When you are buying a property with a Help to Buy or shared ownership scheme, the process is slightly different, so it is important to have conveyancers who understand exactly what you need.
Our award-winning service includes a specialist team dedicated to the affordable housing sector with Help to Buy conveyancing expertise. We are also registered with the Help to Buy ISA Scheme.
Because we sit on most of the lenders’ panels we have the advantage, over many other conveyancers, of being able to act for both you and your lender, saving you time and money.
We understand that moving house is expensive. Spiraling legal fees can add to the stress so we have fixed rates with no hidden costs, so you know exactly how much you will be paying for our conveyancing service. We offer special rates for anyone buying their home through a Government Help to Buy Scheme.
There’s no doubt about it, moving home is one of life’s most stressful events. When you are using the Help to Buy scheme to buy a property there can be a lot to consider, right up until the moment when you have the keys in your hand.
As experienced affordable housing conveyancers, our aim is to make the process as smooth as possible. It is important for you to feel informed of progress, so we will ensure you are constantly kept up to date. Buying a property through the Help to Buy scheme is complex, but our straightforward, jargon-free advice will ensure you understand the process.
It can be very frustrating if you do not feel you are being kept updated or if you do not know who you should contact with questions. That is why your property purchase will be handled by a senior and experienced conveyancer with an assigned assistant, so you always have two people to contact.
We know that our clients across Cornwall and Devon appreciate our personal approach. Their feedback has led to us winning a host of customer service awards at the ESTAS Conveyancer Awards.
Cornwall and Devon are unique places. We know because our conveyancing solicitors all live and work in communities across the region. We have offices in St Austell, Truro, Falmouth, Newquay, Launceston, Liskeard, Penzance, St Ives and Holsworthy. That gives us a wealth of local knowledge and means we can provide a personal face-to-face service, in a location near to your work or home.
Our specialist affordable housing team also work closely with Housing Associations across Cornwall and Devon. This collaborative approach speeds up the process and irons out any issues, helping your move go as smoothly as possible
With the Government’s Help to Buy scheme you can pay a percentage of the full purchase price using savings and a mortgage but acquire ownership of 100% of the property. The remaining percentage is covered by an equity loan, which takes the form of a second mortgage in favour of the Homes and Communities Agency. This scheme is open to both first time buyers and home movers but your new home must be a new build property and priced at £600,000 or less. The explosion in house prices in recent years makes this a great solution for some first time buyers, who could not otherwise afford to get their first foot on the housing ladder.
When you are buying through the Help to Buy scheme, the legal process is different from buying most other properties. The Government has stringent procedures that must be followed to the letter. Because we specialise in Help to Buy, we understand the requirements and can give you the best advice to ensure you comply.
New build property developers also impose strict time constraints for exchange and completion. We know that time is of the essence. Our teams are committed to making sure you can start enjoying your new home as soon as possible.
All of this can add to the stress and uncertainty of buying a property. So, we will ensure you understand what needs to happen and keep you updated throughout the process.
