When you are buying a home, you need conveyancing solicitors you can trust. And if you are buying your new home through a shared ownership scheme, you want to be sure your conveyancers have the specialist expertise to advise you, every step of the way.
Because the process of buying an affordable housing property is different, it is important to have conveyancers who understand exactly what you need. Our award-winning service includes a specialist team dedicated to the affordable housing sector with shared ownership conveyancing expertise.
Because we sit on most of the lenders’ panels we have the advantage, over many other conveyancers, of being able to act for both you and your lender, saving you time and money.
Special fees for affordable housing conveyancing
We understand that moving house is expensive. Spiralling legal fees can add to the worry so we have fixed rates, so you know exactly how much you will be paying for our conveyancing service. We offer special rates for anyone buying an affordable housing property through a shared ownership scheme.
What is a shared ownership scheme?
With a Shared Ownership scheme you can buy as little as 25% or as much as 75% of a home and then pay a subsidised rent to the Housing Association or landlord. You may also be able to buy further shares in your home. This is called staircasing and gives you the possibility of owning the property outright in the future. The explosion in house prices in recent years makes this a great solution for some first time buyers, who could not otherwise afford to get their first foot on the housing ladder.
A shared ownership lease will always include restrictions on use. In particular, you will not be able to sublet the property. On top of rent and mortgage payments, you will also pay a service charge for maintenance and upkeep. These charges can go up each year. Some lenders will charge higher interest rates for a shared ownership mortgage. Because we specialise in shared ownership schemes, we understand how they work and can give you the very best advice.
When you are buying an affordable housing property, the legal process is different from buying most other properties. New build property developers impose strict time constraints for exchange and completion. We know that time is of the essence. Our teams are committed to making sure you can start enjoying your new home as soon as possible.
Our specialist affordable housing team works closely with Housing Associations across Cornwall and Devon. This collaborative approach speed up the process and iron out any issues, helping your move go as smoothly as possible.
