What is a shared ownership scheme?
With a Shared Ownership scheme you can buy as little as 25% or as much as 75% of a home and then pay a subsidised rent to the Housing Association or landlord. You may also be able to buy further shares in your home. This is called staircasing and gives you the possibility of owning the property outright in the future. The explosion in house prices in recent years makes this a great solution for some first time buyers, who could not otherwise afford to get their first foot on the housing ladder.
A shared ownership lease will always include restrictions on use. In particular, you will not be able to sublet the property. On top of rent and mortgage payments, you will also pay a service charge for maintenance and upkeep. These charges can go up each year.
