With 16 years experience in the sector, Jane Heads our Affordable Housing Team and her caseload is predominantly affordable homes and new build purchases.
Purchase of a new build shared ownership house – the work included advice on the new lease and shared ownership provisions, checking the Section 106 Agreement and planning issues relating to the development, ensuring all conditions have been satisfied, advising clients in respect of staircasing in the future and the Stamp Duty Election and fundamental clauses of the shared ownership lease.
Purchase of a new build plot using the Government Help to Buy shared equity scheme. Explaining the implications of the scheme in the present and in the event of any future sale of the property. Also advising on the covenants and easements imposed in the plot transfer and how they would affect the land and its use and enjoyment.
The re-mortgage and transfer of equity of land from sole to joint names. Advice given in relation to joint ownership in general but more specifically with regard to holding the property as Tenants in Common and the implications involved, preparing a Trust Deed reflecting undivided shares. Work also included review of mortgage conditions and reporting to clients in respect of the same.
