Lease extension: Acted for a client who wished to re-mortgage his leasehold flat. On reviewing the title it became apparent that the term remaining on the lease was insufficient for the lender’s requirements. Work included liaising with the landlord’s solicitor to negotiate an extension of the term, drafting the deed of surrender and re-grant and liaising with the landlord’s solicitors to finalise the terms of the same and completing the re-mortgage and registering it with Land Registry.

Purchase of newly built property: Acted for a client buying property which had been built in the garden of an existing property and was being transferred out of the title of the existing property. Work included advising on appropriate searches to be carried out, ensuring the property had been constructed in accordance with planning permission and building regulations, had a lender approved build warranty and ensuring sufficient rights of way and access to services, reservations and restrictions were included within the Transfer Deed.

Purchase of a 1.2 million property in West London. The work included checking the title and carrying out area appropriate searches including checking proximity of HS2 and Crossrail links. The title contained various restrictive covenants which required careful consideration and advice to the client, who wished to carry out development works which could potentially cause a breach of covenant and advising him of implications of the same.
