Purchase of a barn. Access to the property was over a track over which runs public footpath. There were no legal rights of access. Dealing with the defect in title and obtaining a Grant of Easement from the owners of the track and rectifying the title accordingly.

Identifying a flying freehold which was not dealt with in the title to the property, namely lacking the reciprocal rights of support, repair, entry and insurance. Dealing with a deed of rectification to regularise the position. Registering the same at H M Land Registry and amending the title accordingly.
Purchasing a buy to let property dealing with all enquiries relating with a tenant in situ. Advising the clients of their legal requirements as Landlords and also upon stamp duty implications as a second property.
