An extremely experienced Conveyancer, Mark has been managing his own caseload since 2003.
His caseload is mainly residential sales and purchases, with a particular interest in New Build properties and Affordable Homes.
Sale of a leasehold flat with a short term lease. The sale of the property could only proceed if the lease term was extended. Unfortunately the Landlord company had been dissolved many years ago. As is usual in these circumstances, the freehold interest became vested in the Duchy of Cornwall. We negotiated with them the Deed of Variation to vary the lease so that the property could be sold and mortgaged in the future.
Purchase of a freehold building plot for a client. The work included advising the client on the planning conditions and advice to the client as to what specific searches or reports he may wish to consider carrying out prior to exchange of contracts including site investigations; checking with the service providers whether any services already existed over the site and the potential costs of connecting these services or getting services to the site. In addition checking the site had sufficient easements and that there were no covenants on the land that would have an impact on the development.
Complex purchase of the freehold of a heavily altered and extended house which was a listed building. Providing the client advice and information on the type of listing the property was affected by along with information and what works he would or wouldn’t be able to carry out on the property without listed building consent in the future. The property was heavily altered so I also ensured that all relevant listed building consents, planning permissions and building regulation consents were given for the work.
