Our property sellers’ service

Your property sale will be handled by a senior and experienced conveyancing lawyer with an assigned assistant. That means you’ll have two people you can contact who will be familiar with your file and the progress of your sale.

What does a conveyancing solicitor do?

When you are selling a property, we work with your estate agent, the buyer’s solicitor and other specialists, coordinating the whole process and ensuring everything progresses smoothly and that you know exactly what is happening every step of the way.

There are three key stages to selling a property:

• Gathering property information – We will provide you with a property questionnaire and fixture/fitting list. This will ensure that any buyer has all the important information about the property. We will also obtain the deeds to your property. We will prepare a contract package for your buyer and handle any enquiries from their solicitor.
• Progressing the sale – When contracts are due to be exchanged, we will communicate with your buyers’ solicitors to ensure everything is progressing as quickly as possible. We will also deal with any enquiries raised by the property searches.
• Exchanging and completing – We will manage the exchange of contracts and negotiate a completion date with your buyer. We will ensure the Transfer Deed is signed, transferring the ownership of the property to the buyer.

How long will it take to sell my property?

The average property purchase takes between six and ten weeks. However, this period will be affected by a number of factors, including how long it takes for your buyer to secure a mortgage offer and the complexity of the transaction. Above all, it depends on the other parties in the chain and how their transactions progress.
