  • Commercial Litigation

    Dealt with a matter where the client came to Coodes a week before a bankruptcy hearing against them. Obtained an adjournment for the client and negotiated a settlement with the creditor to ensure the bankruptcy petition would be withdrawn.

  • Property Disputes

    Dealing with a public right of way dispute where new safety railings were alleged to be obstructing a public right of way. Successfully dealt with an associated FOI request from a vexatious third party relation to the issue. This matter was concluded with the ICO upholding a valid refusal to provide information under the FOI request and the request to remove the railings withdrawn.

Trudy has experience in commercial property and landlord and tenant disputes. She works on a wide range of cases dealing with service of Landlord and Tenant Act 1954 notices, break notices, claims for forfeiture, breaches of tenant covenants and advice on commercial landlord and tenant rights.

  • Commercial Property Landlord & Tenant Disputes

    Dealt with a property with multiple tenants serving Section 25 notices to end the lease at the end of the current lease term. Provided detailed advice on Landlord’s position with regards to additional sub-tenant occupation and options if not given vacant possession.

When it comes to agricultural disputes, Trudy deals with the litigation aspect of lease renewal claims with a specialist area in Electronic Communication Code lease renewals.

She also undertakes work dealing with overage claims on land, service of notices under the Agricultural Tenancies Act 1995, rights of way, easement and trespass disputes.

When it comes to contract disputes, Trudy also has expertise in dealing with breach of contract disputes in business to business transactions.

She can also provide advice on dissolution of partnerships and recovery of partnership assets within the partnership, shareholder and director dispute area of law.

Notable Agricultural and Rural Property cases


  • Agricultural Disputes

    Worked on a matter in conjunction with the commercial property team dealing with the litigation aspect of a disputed Telecoms Code lease renewal. Carried out negotiations with the parties and experts in respect of lease terms and rent values and dealt with preparation of documents for the claim. The matter was concluded by a successful settlement between our client and the tenant thereby removing the need for ongoing costly litigation.

    Undertake work for a large estate providing advice on their current farm tenancies and dealing with the subsequent service of notices on tenants to deal with ending and renewing farm business tenancies.
